Patios, lanais, pool decks, pool cages, fences, walkways, and hardscapes are quoted as separate service areas. Gutter streaks, rust, irrigation stains, oil, and grease require specialty procedures beyond standard exterior cleaning.
We review the affected surfaces and conditions, explain what can be handled during one appointment and what requires a separate treatment, then put the scope, limitations, and price in writing before you schedule.

Outdoor Living Areas
Patios & Lanais
Shaded patios and lanais collect dirt, algae, and organic buildup across the areas where people sit, walk, and spend time outside. We clean the quoted floor area and other suitable washable surfaces specifically included in the scope.
Pool Decks
Pool decks can be concrete, painted, coated, or finished with pavers, and those surfaces do not all tolerate the same process. We clean the quoted deck area using an approach matched to the material, finish, drainage, and existing condition.
Pool Cages & Screen Enclosures
Screens and framing collect film, algae, cobwebs, and organic buildup that can leave the entire enclosure looking dull. We wash the accessible framing and screening included in the quote, with damaged screens, oxidation, and other existing conditions reviewed before cleaning.
Other Exterior Surfaces
Hardscapes
Retaining walls, landscape walls, masonry borders, curbing, and steps can collect dark buildup across textured faces, joints, and shaded areas. We review the material, condition, drainage, and nearby landscaping before cleaning the selected surfaces.
Standalone Walkways
Walkways connecting the driveway to the home and adjoining sidewalk sections are included with Driveway Cleaning. Other walkways can be quoted separately, including the selected surface, accessible edges, joints, and transitions.
Fence Cleaning
Fence cleaning is quoted according to the material, length, sides, and access. On suitable vinyl fencing, we remove algae, dirt, and organic streaking from the accessible panels, posts, and gates listed in the quote.
Specialty Treatments
Some Stains Require a Separate Job Within the Job
Organic buildup can usually be addressed through standard exterior cleaning. Bonded gutter streaks, mineral staining, oil, and grease cannot. These conditions may require surface testing, separate chemicals, dwell time, agitation, controlled rinsing, and repeated treatment cycles.
We evaluate the affected area first, quote the treatment separately, and explain what level of improvement is realistic before the work is approved.
Gutter Brightening
House washing removes organic buildup, but it does not remove dark tiger stripes bonded to painted gutter faces. Gutter brightening uses separate chemistry and light agitation. Paint condition and oxidation determine how aggressively the surface can be treated and how much improvement is possible.
Rust and Irrigation Stain Treatment
A heavily stained orange driveway is not a quick add-on. Rust and irrigation staining may require a manufacturer-specified sequence of applications, dwell periods, agitation, and controlled rinsing that can take several hours. We inspect the surface, quote the treatment separately, and set expectations before work begins. Older or deeply embedded staining may not be completely removable.
Oil and Grease Treatment
Oil and grease can penetrate concrete below the visible surface. Treatment may require degreaser, dwell time, agitation, and repeated cleaning passes. Fresh contamination generally responds better than old, deeply absorbed staining, and complete removal cannot be assumed.
